The Home Binder
Your home, kept by the season.
Seasonally Kept makes calm, printable tools for people who just moved or just got the keys. One binder for everything your house needs you to know, and one short list each season, so the house gets looked after one small job at a time.
Printable PDF. Instant download. Nothing ships.
The problem, plainly
A new house comes with a hundred small questions.
- Where is the water shutoff?
- Which breaker runs the kitchen?
- What was that paint color called?
- When was the furnace filter last changed?
The answers usually live in four places at once: a drawer of manuals, the closing folder, your phone, and somebody else’s memory.
You don’t need to know everything about your house. You just need to know where you wrote it down.

This week’s small job
Ten to twenty minutes, once a week. Test the smoke alarms. Find the outdoor shutoff. Write down the furnace filter size. The binder has one for every week of the year, and once our email opens, it’ll send you one each week too.
How it works
A simple system in four parts.
Do it once, then keep it up a little at a time.
- 01 · Print
- Make it real paper. Download both versions, print single-sided, and slip the pages into a 1 to 1.5 inch three-ring binder.
- 02 · Fill
- Start with three pages. The shutoffs, the panel map and Home at a Glance. That’s an afternoon, not a weekend.
- 03 · Follow
- Follow the season. When a new season arrives, open its checklist: the outdoor jobs, the indoor and systems jobs, and the pros worth booking early.
- 04 · Keep
- Do this week’s small job. Each one takes 10 to 20 minutes. That’s the whole habit.
The seasons
Four seasons, four short lists.
The house asks for different things as the weather turns. Here’s the rhythm.
-
Spring Thaw
See what winter left behind. Gutters, outdoor faucets, and the air conditioner before you need it.
-
Summer Porch
Long evenings for outdoor jobs. Decks, screens, pests, and the house while you’re away.
-
Fall Harvest
Get ready for the cold. The furnace filter, the outdoor water, the smoke alarms, the leaves.
-
Winter Hearth
Inside jobs and paperwork. Storage, manuals, warranties, and the home inventory.
Every season’s checklist is in the Home Binder. Each month, a new add-on joins it. See what’s coming next
This month in your house

What Seasonally Kept is, and isn’t.
It is
- Organizing tools for your home: checklists, calendars, records and printables.
- Written plainly, and built around the seasons.
- Made for busy, capable people, not experts.
It isn’t
- Home inspection, repair, legal, or insurance advice.
- A substitute for your manufacturers’ instructions or local codes.
- A reason to do gas, electrical, roofing or structural work yourself. Call a licensed pro.
Questions
Good to know before you print.
Is anything shipped?
No. It’s a digital download. You’ll get the PDFs right after checkout, ready to print at home or at a print shop.
What size are the pages?
US Letter, 8.5 by 11 inches.
Can I fill it in on screen?
Not yet. It’s made to print and write in, which is also how you’ll find it again in a year.
What’s the difference between the color and ink-saver versions?
Same pages. The color version prints on warm linen tones; the ink-saver version is on white and uses much less ink.
I rent. Is this still for me?
Yes. The moving timeline, first 30 days, inventory, utilities and emergency pages are just as useful in a rental. Skip anything that’s your landlord’s job.
I’ve lived in my house for years. Is it too late?
Not at all. Start with this season’s checklist and the shutoffs page, and fill the rest in as you go.
What if something’s wrong with my file?
Email us at [email protected] and we’ll make it right.
What are the monthly drops?
Each month, a small seasonal add-on that slots into the binder, like a winterizing sheet or a paperwork folder. Subscribers hear about each one first.
